I found the discussion on land use conflicts to be very interesting. There are concerns about both the ED impacting future residents (noise and air quality), and future residents impacting restrictions on the ED operators.
When I did an elective on planning last year, it became very clear that neighbouring land uses need to incorporate (in a meaningful and lasting way) a bit of each other into themselves so that they can understand where the other is coming from. It's the only way for a peaceful coexistence.
What does a generic residential/retail development have that allows it to relate to the ED? Bleh, RTA!
